Selling a house with solar: what do I need to do?
A well-documented solar system helps buyers see its value. Start these steps before you list.
Step 1: Gather your solar paperwork
- System size, install date, and installer contact information.
- Equipment and workmanship warranties (see KM-211).
- The install contract, permits, and utility approval to operate.
Step 2: Handle any loan or contract
- Owned outright: Keep proof that it's paid off.
- Financed: Request a payoff amount from your lender. Most loans are paid off at closing from the sale proceeds. Tell your title company early about any lien or UCC-1 filing.
- Lease or power purchase agreement: Contact the company early. The buyer will usually need to qualify to take over the contract.
Step 3: Show the savings
- Gather 12–24 months of electric bills.
- Export production history from your SolarEdge or Enphase app.
- Remind buyers that in Texas the value solar adds to a home is exempt from property taxes (see KM-613).
Step 4: Work with your agent
- List the system in your seller's disclosure and use the Texas solar addendum.
- Make sure the appraiser knows about the system and has its details.
- Make sure the system is working before showings. If anything looks off, call or text us for a service check.
Step 5: Hand off at closing
- Transfer the monitoring app account to the buyer.
- Leave the manuals, warranty paperwork, and our contact information.
- Show the buyer where the solar shutoff (AC disconnect) is (see KM-312).
